According to a recent report by Redfin, having an outdated kitchen is the top deal-breaker for affluent homebuyers in the United States.
Over half (54%) of luxury home buyers surveyed indicated they would likely not consider making an offer on a home that requires a kitchen upgrade, as revealed in Redfin’s survey of approximately 300 luxury real estate agents released this week.
The survey, focused on agents specializing in high-end properties, offered insights into the most common buyer preferences and turn-offs. Alongside outdated kitchens, lack of curb appeal and outdated bathrooms were cited as significant deterrents.
Conversely, open-concept floor plans are in high demand among luxury buyers.
Redfin’s findings highlight that 83% of agents identified open floor plans as the most desired feature, followed closely by granite countertops at 51%. Conversely, trends such as linoleum floors and tile countertops were considered least desirable, garnering only 1% and 2% of buyer interest, respectively.
“Luxury buyers seek homes that resonate with them emotionally, often making decisions based on personal appeal and lifestyle fit,” remarked Andrew Rottner, a Redfin Premier Agent based in Denver.
Double vanities emerged as the most sought-after kitchen and bathroom amenity among luxury buyers, with over 86% of agents ranking them as essential. Additionally, kitchen islands and granite countertops were prominently requested, followed by walk-in pantries. On the other hand, amenities like bidets (4%), hot tubs (6%), and mini fridges (7%) were less frequently sought after.
In terms of outdoor features, lush landscaping topped the list of desired amenities, closely followed by indoor-outdoor living spaces. In contrast, only a minimal percentage of buyers (2%) expressed interest in having a pizza oven, while just 5% sought solar-powered outdoor lighting.
